This is a rental property. I was not able to meet Landen in person however, very thankful for the pictures and report. I'm 3.5 hours away from this property and it gave me peace of mind with the pictures and report. THANK YOU THANK YOU THANK YOU. I deal with a lot of stress and y'all make it very easy and no stress. AHU#2 for the back of gym. System appears to be around 20 years old. Tech confirmed 3 phase 480 volt blower motor is shorted to ground. See picture. Tech confirmed model and serial number of AHU. Got pics of motor data tag and AHU data tag. Visually inspected outdoor unit. System has standing R22 pressure. Three pole compressor contactor is visibly burnt and pitted. Due to age of system, cost of blower, EPA phase out of R22, and possibility of further required repairs, tech recommends system replacement. Repairs would require ordering a 3 pole line voltage contactor and belt driven motor. Tech recommends having two techs on scissor lift due to weight of motor and height off the ground. No charge for follow up on CMA. System is down.

Tech recovered refrigerant charge and flowed nitrogen while brazing in new compressor and biflow filter drier. Added Acid Away to new compressor. Pictures of data tags on ServiceTitan. Put warranty label on original compressor. System passed nitrogen pressure test and standing vacuum test. Tech recharged system with 6 lbs 12 oz of new R410a. Tested system without issue. Tech collected for repairs. Tech again highly recommended having system cleaned on ESA preventive maintenance. Outdoor unit is very dirty. Also recommend keeping the dog from chewing on the line voltage conduit to outdoor unit, for dog’s safety. Taped up chew marks. Customer will call back if they want system serviced.

Lanham1697@gmail.com Thermostat was reading 63 upon arrival, Tech checked for proper cooling operation. Airflow for 2 rooms (master and the first room on the right). Ductwork checked good, no damaged ducts or collapsed. Tech did adjust certain dampers to compare differences and appeared to have improved some on both rooms by some. Costumer stated that Trees were cut down which were providing shade to a good section of the home. Rooms are closed majority of the time. Airflow balancing/adjustment may be needed if the challenge persists. System has a proper delta T(temperature difference) in cooling. Costumer also invested in MPA (monthly premium agreement). An estimate for a plasma ionization device was also sent, (improves indoor air quality and helps with allergies).

Tech found contactor was burnt up tech ohmed out the compressor and found 1 leg was melted and on the compressor was pitted. Tech leak searched the air handler found leak in evaporator coil tech spoke with homeowner and informed him of findings. Tenants paid for house call and they want quote on new system.
